Why is Groundfloor no longer covering the IRA custodial fee from Forge Trust?
These custodial fees are charged by Forge Trust, the IRA custodian for Groundfloor accounts—they are not Groundfloor fees. Since the inception of our IRA program, Groundfloor has chosen to cover these Forge Trust fees on behalf of our investors as part of our commitment to delivering a strong investment experience. On average, this has amounted to approximately $350 per account annually, totaling thousands of dollars per client over time that Groundfloor has paid directly. Beginning in July 2026, these Forge Trust custodial fees will become the responsibility of each individual investor and must be paid directly through your Forge Trust account.
If I’m currently invested in a product that has not matured in my IRA, what are my options?
Investments that have yet to mature are active investments. Investors will be required for the product to repay in order to move the funds to another investment opportunity at Groundfloor, or move the funds out of Forge Trust.
What other options do I have to invest with an IRA if I’m not interested in leveraging Forge Trust?
If you are currently invested in your IRA through Forge Trust, you will need for those products to repay before the money can be moved.
What if I’m invested in an LRO that’s past due? What are my options?
You will need to await repayment from LROs that are past due before you can move the funds.
Are you going to offer an NPL for aged LROs in my IRA?
Groundfloor does not have an NPL offer in the future. You will need to await repayment from LROs before the funds can be accessed for another investment, or IRA transfer.
What happens if my account balance (invested and cash) is less than the fees I’m being charged and I don’t pay the fee?
If Forget Trust fees were not paid by the client, it would result in the account being resigned upon, and Forge Trust would distribute any assets held directly to the client as a reportable event.

How do I pay the IRA custodial fees with Forge Trust?
Log into your account on Forge Trust website and you’ll be able to set up a payment method. Forge Trust will be communicating directly with you how to set up a payment method separately.
When will I be responsible for paying my IRA Custodial fee with Forge Trust?
July 2026 will be the first fee that will be charged directly to clients by Forge Trust.
May I cancel an investment in my Groundfloor IRA?
If the investment is within the cancellation period, you may cancel it through your account. Here’s how to cancel: Log into your account>Click on Assets from the menu on the left>Select the Asset Type within the account you want to cancel>Select the specific investment. If the investment is within the cancellation period, there will be a Cancel button to the right of the Investment amount under Transaction. You cannot cancel an investment if it’s outside the cancellation period. If an investment is outside the cancellation window, the investment must be repaid. If the cancel button is not available, it is outside of the cancellation period.
How often does Forge Trust charge fees?

I hold a position in Groundfloor stock in my IRA. Do I still have to pay my custodial fees? Can I move the shares somewhere else?
Shares in Groundfloor are not exempt from this change.
What’s the minimum amount to invest in a Groundfloor IRA through Forge Trust?
There is no minimum amount to invest in an IRA with Groundfloor through Forge Trust. Previously it was $25,000, but that minimum has since been removed.
Do I have to go through Forge Trust to complete an Asset Transfer?
If you’re moving money into Forge Trust, we’ll assist you with the necessary paperwork and steps that follow.
I was told that I was going to get no fee investing for life. Am I still going to get charged a custodial fee?
Yes, the custodial fee will continue to be charged by Forge Trust. Groundfloor has assumed this fee since the inception of your account, and moving forward, we will not be covering the fee on your behalf. We are actively working to identify and introduce alternative IRA solutions that can offer a more cost-effective and flexible experience for our investors over time.
Are there any options if I don’t want to hold the assets with Forge Trust?
There is an option to forfeit the assets. By forfeiting the assets, this will transact as a taxable distribution which would move the Groundfloor investment from your IRA, to your taxable account. It’s very important to highlight that consulting a tax professional before conducting this transaction is highly suggested.
