What is the Flywheel Auto Investor Account?

A new type of investing experience - intended to be experienced via the mobile app - designed to make investing in Real Estate easy, for investors who prefer a more passive, set-it-and-forget-it experience

  • An engaging, mobile app-first experience, with a complementing page on the Web application for accessing documents and other supporting materials

  • A tool for making investing in loans easy, intuitive, and automatic

  • A pathway to maximum diversification, steady cash flow, and consistent returns on par with Groundfloor’s biggest and longest tenured investors, no matter how much you choose to invest

How do I get started?

Download the Groundfloor App; log in (If you do not see the Auto Investor Product, simply log out and log in again)

Fund your account - connect your bank account using the More icon at the bottom of the App; navigate to Account Settings; Manage Bank accounts or transfer funds directly from your ‘Legacy’ Groundfloor or Stairs account via the Transfer icon at the bottom of the App

*Newly deposited funds may take up to ten business days to become available for transfer.

What am I investing in?

Investing in a diversified basket of short-term, high-yield, secured loans to real estate developers to construct or renovate properties, with a focus on single family residency

What will my investing experience be like with the Auto Invest Product - Flywheel Portfolio?

Your first invested funds will be spread across all the loans currently available in the Flywheel Portfolio, ~250 of them. As the loans in the Flywheel portfolio repay (first business day of every month), you’ll start receiving repayments to your account along with your share of the interest. You’ll almost certainly start receiving repayments within a Month, but possibly sooner

As long as you do not have “reinvestment” paused in your account settings, your repaid funds will also be allocated across the loans available for funding, further diversifying your portfolio and keeping your money working

How do I get my money out of my account?

Two options, both available under Settings within the mobile app:

Pause “reinvesting” so repaid funds accumulate in your cash balance, to be transferred out to your bank account at the time of your choosing, rather than automatically reinvesting into new loans

Set a “cash target” - repaid funds will accumulate in your cash balance until that target is hit, then will resume reinvesting into new loans for any excess balance over your desired cash target

What is the Cash Target Function? Repaid funds will accumulate in your cash balance until that target is hit, then will resume reinvesting into new loans for any excess balance over your desired cash target
