What types of assets are included in the Flywheel Portfolio?

The Flywheel Portfolio consists of first-lien positions in loans underwritten, originated, and managed by Groundfloor.

You can see a detailed view of each loan in the Flywheel Portfolio by:

  1. Clicking on the 'Invest' Icon on the left side menu.

  2. Then, click on 'Portfolios' to filter the investment options.

  3. Click on 'Flywheel Portfolio' and a side panel will open.

  4. Lastly, click on 'Assets' and you will see a list of all properties included in the Flywheel at that time, as well as the Targeted Rate of Return (TRR).

Understanding the Timing of Returns

While Flywheel repayments are generally made weekly, it can take time for new loans to mature and begin repaying. That means early performance may appear limited, especially if the loans are still in progress. Each loan is carefully selected through Groundfloor’s underwriting process, but returns (if and when realized) depend on the timing and outcomes of those projects.
